Air Quality
Elevated Sourcing
Fresh air is brought in at a minimum height
of 110 feet, high above street-level sources.
Double Filtration
Fresh outside air is brought in and filtered at heating and ventilating units and is then distributed to tenants’ floor air conditioned units where it passes through additional filtration.
Above Code
Each floor will receive quantities of fresh air 30% above NYC code requirements, with tenant option to increase to approximately 80% above NYC code.
Dedicated AC Units
Tenant spaces receive conditioned air from
dedicated units on floors, serving only that floor.
Touchless Passage
Touchless passage for security turnstiles and elevator controls, with elevator occupancy actively managed to further promote tenant health and wellness.
High Efficiency Filters
Dedicated air conditioning units mix fresh and recirculated air, and are equipped with high efficiency MERV 13 (ASHREA-recommended minimum for COVID-19 filtration) filters so both air sources are cleansed. Units are designed to accommodate higher-efficiency MERV 16 filters as a tenant option.
Tenant-Landlord System
The portion of the air distribution system installed by the tenant plays an important role in a comprehensive air quality strategy. Landlord will provide engineering information to assist tenant’s implemenation of supplemental air treatment technologies (such as increased filtration and bi-polar ionization) at terminal units along with control sequences that maximize OA as part of an integrated tenant-landlord air quality system.
